Im looking to build a pole barn style shop when I finish my house reno next summer.Anyone have plans that I can adjust or know where I can get a set. Looking for about 30 x 30...thax
If future plans call for a hoist, you can change the roof truss design to raise the ceiling, and give you head room for a hoist, and still retain your'e max allowed outside height.
Something to consider.
here, trenton and belleville the same, but its 16ft to the peak. when i built they brought it up when i said 16ft inside ceiling height. prime ag zoning-i won. another bud just went through the same thing with r-r zoning. 16ft restriction but if he applied for a minor variance and got his neighbors consent, ok. another one they tried on me was the building can't be past the front of the house. p-ag again. you might want to check on slab on grade or footings.

-ps, after thought, you might want to snoop out a guy in your area who does some of these in the area. he probably knows the ins and outs. a couple of beers or bucks might be well spent.

How did they come up 14.9 ? Depends on the lot but you could play with the grade and reap another ft or two all they gave you was max hight
Who knows how they come up with these numbers Slim, I remember looking to build in London and was limited to 13' 2'' in a residential area. Not 13', not 13.5', but 13 feet +2". Glad I moved to the sticks! I've got two solid buildings that are two full storeys(somewhere around 26 to 28' at the peak) and a not so solid 3 storey storage barn. That one is close to 40' at the peak!!!

Thax for the plan link. I have had a lot of dealings with the region, city, enviroment, forestry, and conservation people with this property. Trying to get a minor variance cost $750 each time I go in front of them. I talk..they say no, and I loose my $750. Easier and cheaper to try and work within the set specks. Trying to cheat on the land grading will result in me having to submit a new lot grading plan with an engineers stamp.$$$$ Can't win. I have a 45 x 22 concrete inground pool that I want use as a perimiter foundation, fill it with sand and pour a slab on top and build the wifes potting shed/storage on top...you should see the crap im going through with that...think im going to win that one....with an engineers stamp of course...thax again......

Good luck with trying to get away with using sand to fill that pool in. They will probably spec 2" washed and than lay 6" down, pack in with a wacker/tamper. Then another 6" and pack again. Repeat until done. (little tip- keep the gravel wet and it will pack in even tighter) Going through that myself right now. Even had to get a permit to fill in the pool.

13.2 feet is 4 meters.

Most of the pools or decomissioned septics we did are filled sand. Sand is the best if you have 4 walls around it to keep it in place. I built my present house in 1984 and have 4ft of sand fill in my 24 x 25 garage. Hasn't settled at all. Still on the the chaulk lines I did for the pour. The fill wasn't the issue. They wanted a stamp on the wall strength. You are correct on the base for a pole barn. The compacted stone is the way to go.
I am in the process of removing the steel walls. Pool is behind the shop. 4 feet of concrete around the pool. 16 x 32 inground pool. Adding 26 feet to the shop. Have to use the stone to build up and then I can pour the pad. Real pain in the butt, but another 26 deep sure is going to be nice! Shop will then be 24 x 50.

Yeah its a pain in the butt. If your pool was a poured wall instead of a steel wall you most likely could have used sand. Stone is not cheap if you have to buy a pool full. You should be able to put the concrete pool deck in the hole if you put them on the bottom. Sounds like you are going to have a very nice shop..bigger is always better....says the wife.
About $365 a tridem load. Figure going to need about 5 loads. (also have a 14x 22 garage to raise 16" and fill in and pour concrete) Have to bust up the bottom of the pool to get proper drainage. All the old concrete is going into the hole. Have a bunch of cinder blocks that are going to get busted up to help fill it in. Then going to wait a couple of years to add a 14 x 50 bay down the far side and a 14x 50 carport on the house side. I get concrete at cost. X- brother in law owns a concrete forming company. Big brother works for a company that makes tin roof and siding. Get that at cost plus 10%.

Just picked up a set of plans. 32 x 56. Little too big but can be adjusted easy...seen a guy building a shop so I stopped in and talked to him. Helped him wire a light and $40 latter and I had a working set of plans......sweeeet.

I'd say 32'x 56' is perfect! With two open car bays at 16' X 26' each, it still leaves 32'x 30 for equipment. Ideal!
$40.00 for a set of plans is awesome, as long as they match your needs - alterations sometimes require approval from an architect if your municipality is extra fussy, keep that in mind.
